I moved in on the 17 th of the month, when is my rent due?
Answer: In accordance with the lease, Rent is due between the 1 st and close of business on the 5 th of each month.

I am going out of town the first week of the month, what if I can’t get the rent to you before the 5 th ?
Answer: Pay the rent and late fee as soon as possible.  In accordance with the lease, rents that are received by the office after the close of business on the 5 th of the month will also require the applicable late fee.  It would be a good idea to set up direct deposit so your rent is not late.  Routing number and account number can be obtained from the office.

I saw your rental on line and loved it, however, I will not be in the area for another 4 months; will you hold it for me?
Answer: No.  All properties are leased on a first come, first serve basis to qualified applicants.

Why do I need renters insurance, isn’t the owner required to have insurance?
Answer:   Renters insurance is “Highly Advisable” as a means to protect the tenant’s personal property. The property owner is required to have a “Home Owners or Land Lord Tenant” insurance policy.  Either of the owner’s policy only covers liability and the physical structure of the home or unit “NOT” the tenant’s personal property.

I gave my 30 days notice, but my lease won’t be up then, will I be responsible for the rent until the lease is up?
Answer: Yes.  Exceptions are made for military personnel executing orders. See the property manager for more details.

Can I change the locks?
Answer: Yes – unless stated otherwise in the lease. It is REQUIRED that two copies of the keys along with the old locks be surrendered to the property manager within 24 hours!

The walls don’t match my décor, can I repaint them?
Answer: Maybe yes, maybe no. This can be different depending on the property and or property owner. Discuss this with the property manager before signing the lease!

I have a heavy mirror; can I hang it in the living room?
Answer:  In most cases, yes (consult the property manager for details).The tenant will be responsible for removing all hardware used the hang the mirror as well as returning the wall to its original state (patching and painting) when moving out.  

Can I have a yard sale in my front yard?
Answer:   In most cases, yes.  The property manager should be consulted if you live in an area that is governed by a Home Owner Association (HOA).

I accidently punctured the wall when I was moving in; do I need to get this fixed or do I need to report it to IRPM?
Answer: Both.  Report it, and then fix it.  It is a good idea to report it as the property manager can offer ideas on how to fix it, or provide you with contact info for repair men.  Bottom line, it is the responsibility of the tenant to fix or repair “damage” caused to the property by permitted occupants or guest.  Some things are easy, patching a wall where other repairs require a licensed repairman (plumbing, electrical, heating and AC).

My lease is up next month, do I still need to give you a 30 day notice to vacate?
Answer: Yes.  You must communicate your desire to move out or stay and renew the lease.

I have given my 30 day notice to move; do I have to let people in to view the home?
Answer:   Yes.  This requirement is established in the lease.  In most cases, showings will be done by appointment.

Someone called and said a showing is scheduled for tomorrow.  Do I need to leave the house?
Answer:   No, you do not need to leave, however you do not need to be home at the time of the showing either.

What do I do if my neighbors have loud parties every weekend?
Answer:   Call the local law enforcement (sheriff or police) and file a complaint.  Then notify the property manager. 

Do I have to sign my lease on the day I move in or can I do it a few days before?
Answer: Leases can be signed anytime.

The owner is changing property management companies to IRPM, what do I do now?
Answer:   Contact the Property Manager for details on how / where to pay your rent to IRPM.

My toddler keeps flushing toys down the toilet, is the repair bill my responsibility?
Answer: Yes.

Do you offer a rent to own program?
Answer:   No.

My spouse is in the military, we are building a house in the local area and don’t know when it will be finished, can we use the military clause to break our lease?
Answer:   No.  That is not what the military clause was designed for.

We didn’t have a pet when we moved in but found a puppy, can we keep it?
Answer:   That depends.  If the property was previously cleared for pets and the new puppy is an acceptable breed, then yes you may (after the lease is amended and the non-fundable pet fee is paid), otherwise – no.

How long does it take to get my security deposit back?
Answer:   Security deposits are normally returned within 30 days.  If excess cleaning and or repairs are required that take in excess of 30 days, an explanation of security deposit delay will be sent within 30 days.
